VALUATION: At this point we give our opinion of value in line with current market conditions followed up with a written opinion of value which will be emailed and posted.

PROPERTY DETAILS: If instructed we prepare full property details which include professional photography, floorplans if applicable, an EPC (an Energy Performance Certificate for your property is required by law prior to commencement of marketing and we can arrange this for you), a written description of the property and an area map
We can then go live on the website and property portals.

ANTI MONEY LAUNDERING REGULATIONS: All agents need to comply with legislation regarding Anti Money Laundering Regulation and we would ask you to supply Photographic identification and proof of ownership.

From the initial offer on the property to moving in we ensure we have all the correct legal paperwork in place which include ensuring we have complied with the Right To Rent Act, the new additional HMO regulations (if applicable) The Carbon Monoxide regulations, Gas safety certification and Electrical tests (if applicable).
