Being a property owner is one thing; owning it the right way is another.

Renting out your home or investment shouldn’t be stressful and here at Represent Estate Agency we are used to matching people to property so remove this element. Letting your home or investment is by no means straight forward; it requires an in-depth knowledge of the market conditions, the area and the complicated processes from start to finish. 

Represent Property Group has the following process:

VALUATION: At this point we give our opinion of value in line with current market conditions followed up with a written opinion of value which will be emailed and posted.

PROPERTY DETAILS: If instructed we prepare full property details which include professional photography, floorplans if applicable, an EPC (an Energy Performance Certificate for your property is required by law prior to commencement of marketing and we can arrange this for you), a written description of the property and an area map
We can then go live on the website and property portals.

ANTI MONEY LAUNDERING REGULATIONS: All agents need to comply with legislation regarding Anti Money Laundering Regulation and we would ask you to supply Photographic identification and proof of ownership.

From the initial offer on the property to moving in we ensure we have all the correct legal paperwork in place which include ensuring we have complied with the Right To Rent Act, the new additional HMO regulations (if applicable) The Carbon Monoxide regulations, Gas safety certification and Electrical tests (if applicable). These are just a few or the more recent regulations that have come into force but there are many others which, as competent professional letting agents, we are fully conversant with.  We also arrange the Inventory and can lodge the deposit with one of the schemes on your behalf.
